Why buy an active adult home in SWFL? - Part II
Q: I’m ready to retire and I don’t want a lot of work around the house, is that possible?
A: One of the benefits of living in the SW Florida is the homes do not require a lot of outdoor maintenance. Most yards are maintained by the HOA and of course we don’t have to worry about snow.
Q: Are all your homes in active adult communities’ single story? I don’t want any steps.
A: Many of the homes in active adult communities are single story. You will find multi-story homes in active adult communities however many of these offer elevators for the upper levels.
Q: Do I need an agent that specializes in the over 55 homes?
A: Yes Let’s start with, this is the single largest purchase you will ever make! Should you really leave this to a part-timer a friend recommends? How about an agent that only sells a few homes a year to make extra money? Maybe a retiree that now lives in a community and wants to sell homes to subsidize their social security?
There are so many ways a buyer or seller can get hurt by not hiring a full-time, educated agent. Just a few would be how much are the fees that buyers pay when buying an active adult community, who pays these fees, what is the current market for the home I like?
Q: Someone mentioned to use a buyer agent, what is that?
A: With buyer’s agency we work for you, to ensure you purchase the best home at the best price. As a buyer agent, my total responsibility is to you! This means agents have to be very careful in how they handle information, what they say to agents that could hurt your position and to focus their attention to what you need.
Q: Does it cost me anything to have you represent me as a buyer’s agent?
A: The seller always pays for the commission even if a builder is selling the home. Having a buyer’s agent working for you should never cost you a penny!
