Q: Are you able to help me with builders? Does it cost me anything?
A: Builders appreciate what the real estate agent can do for them and are happy to work with us. Of course most builders require that we be with you on the first visit which is why it’s important to let us know when you are ready to come to town.
As for the cost, the builder pays it. They set aside a certain % of their business for REALTORS and consider it a part of doing business. As a buyer’s agent we are skilled at negotiating with the builders to obtain their lowest possible price for you.
Q: Can I just go to the communities and let you know later which ones I like?
A: If you do go alone to the sales office in order for me to represent you, you will need to list me as the agent that is representing you on the registration form. This will ensure that I can continue to represent you in this community.
Q: What happens if I go to an open house, can you still help me with that home?
A: I would not recommend that you go to open houses without an agent but if you do please don’t give them your name or any contact information. Tell the agent that you are already working with an agent and you will be using that agent if you want to move forward with the home.
Q: Can I lease my property out when not in use?
A: Yes. Typically, our rentals are done either furnished for a short-term seasonal basis (1 to 4 months) or unfurnished (7 to 12 months) for a long-term basis. If your property is located within a Home Owner Association Community, you will need to review your Covenants, Conditions and Restrictions (CC&R's) to determine the length of time you want to lease your property.
